She sits at the helm of The Ashton Real Estate Group of RE/MAX Advantage with business partner Gary Ashton, and the brokerage currently presides as the top-performing residential RE/MAX team in the world.

Debra was named Realtor of the Year in 2022 by the Middle Tennessee Association of Realtors and was awarded U.S. Broker-Owner of the Year by RE/MAX in 2018.

Leading a team of 190 agents and 42 staff members, Debra’s dedication to providing unparalleled service to her clients is engrained in how the team operates.

Maximizing Reach with Virtual Tours

At the core of The Ashton Real Estate Group is a deep understanding of their market, which also drives a commitment to leveraging cutting-edge technologies.

One such innovation is the use of virtual tours, a feature they started offering as early as 2010 – one of the first brokerages to do so in their market.

By providing video and 360° Virtual Tours, Debra's team ensures that buyers can explore properties at their convenience, regardless of geographical constraints.

“We have a lot of people moving to Nashville from different parts of the country, and even different parts of the world,” she said.

“Buyers are busy, and often have restrictions on times they can view the property. Having video tours and 360° Virtual Tours in our listings allows people in other areas to feel like they can walk through the home and fully visualize the property before stepping foot in it.

The significance of virtual tours became even more apparent during the COVID-19 pandemic. While in-person showings were restricted, Debra's team seamlessly transitioned through this challenging time, thanks to their prior adoption of these marketing strategies.

“It’s all about maximum accessibility for everyone. Virtual tours are an added convenience for the buyer, allowing them to weed through listings and explore more properties in the comfort of their own home, at any time of day,” Debra said.

“And for us, we can reach more buyers and show to our sellers that we are marketing their property to the biggest database available.”

Virtual Tours for Properties Beyond the Mainstream Market

Debra emphasizes the effectiveness of virtual tours for luxury properties. These immersive experiences allow buyers to fully absorb what often are very large and intricate properties.

“We find 360° Virtual Tours to be particularly advantageous for luxury properties, as they often have a lot of unique features that can be hard to take in when just walking through the home,” Debra said.

“The combination of a video tour, a virtual tour, and photos allows us to highlight the quality materials and the craftsmanship of the home.”

The same goes for vacation homes and remote properties, according to Debra.

“Virtual tours are also effective for vacation homes and remote properties. Often, they are hard to visit in person, especially during the winter,” she said.

“We can still market unique properties that are outside the general consumer area, which a lot of other brokerages can’t sell.

“That’s one of the things that our brokerage does incredibly well, thanks to the tools that we use,” Debra said.

Transformative Marketing with Virtual Renovation

But The Ashton Real Estate Group’s innovative marketing doesn't stop with virtual tours. Debra's team harnesses the power of our Virtual Renovation service to elevate their listings further.

“I had a higher-end listing, and I knew that a lot of buyers in that price point were looking for properties with a pool,” she said.

So, Debra requested a quote be done by a pool company and submitted the plans to BoxBrownie.com. With the plans and a photo of the backyard, our expert editors created a stunning Virtual Renovation, to depict what the yard would look like with the pool, and ultimately allow buyers to see its potential.

“It’s hard for people to visualize what the plans would look like in real life,” Debra said.

“The Virtual Renovation showed the potential of the space, which helped with the marketing of that property and made it appeal to more buyers – it was a big win for us.”

Debra and her team illustrated the full potential of this property to buyers with this Virtual Renovation.

Strategic Staging

Similar to Virtual Renovation and 360° Virtual Tours, Virtual Staging has become a key tool for The Ashton Real Estate Group when marketing newly constructed and vacant properties.

“Virtual Staging is powerful and a core part of our marketing for these properties,” Debra said.

“It’s super easy and convenient for the seller, and it allows us to show how an unoccupied property can be furnished, so it appeals to more people.”

When choosing from our ten staging styles, Debra has a strategy.

“It’s all about matching the Virtual Staging to the look and feel of the house,” she said.

“Downtown Nashville has a lot of newer properties and a lot of young professionals in the area. For properties like these, we look at modern and contemporary Virtual Staging.

“As you move further south, the properties are more country chic, so we try to complement the staging with that,” she said.

For The Ashton Real Estate Group, our Virtual Staging service has done more than just boost the market appeal of their listing photos – it has helped Debra and her team cater to the varied needs of their selling clients.

“I had one seller who didn’t want his vacant home to be physically staged, due to his concerns about the walls and floors potentially being scuffed when moving the furniture in and out,” Debra said.

“So, we decided to virtually stage the listing photos instead, and the photos turned out to be fantastic.

“BoxBrownie.com matched the furniture throughout all the photos, so that every different angle of a room showed the same decor. Everything felt seamless,” she said.

When a seller didn’t want to physically stage this property, Debra and her team offered another solution: Virtual Staging.
