HOW STAYLUXE PROPERTIES KEEPS VACATION LISTINGS FRESH WITHOUT RESHOOTS
When a vacation rental changes, its listing photos should too.
For StayLuxe Properties, SnapSnapSnap makes it possible to keep a growing portfolio looking fresh, accurate and professionally presented without the cost and coordination of a full professional reshoot.
For Heather Fillmore, co-founder of StayLuxe Properties in Park City, Utah, keeping listing photography up to date isn't a once-a-year task.
Furniture gets replaced. Artwork changes. Kitchens are renovated. And when the property changes, the listing needs to reflect it.
Some of Heather's properties have already been photographed four or five times.
That's not because she wants to constantly redo her photography. It's because short-stay properties change.
SnapSnapSnap makes those updates practical.
A hands-on approach to short-stay management
Based in Park City, Utah, StayLuxe Properties takes a deliberately selective approach to property management. Heather currently manages around 20 properties and plans to cap the portfolio at 40.
She describes StayLuxe as a "limited edition management company," offering owners an end-to-end service covering everything from staging and styling to guest management, maintenance, inventory and deep cleans.
Photography is an important part of that service.
Heather has a background in photography and understands composition, lighting, angles and camera settings. But when it came to editing and keeping photography updated across multiple properties, she wanted a workflow that gave her more control without requiring a professional photographer for every change.
That's where SnapSnapSnap and BoxBrownie.com came in.
From an iPhone to professional-quality listing photos
Heather initially photographed her properties using an iPhone. She experimented with Lightroom, but quickly discovered that editing wasn't her strength.
"I was stumbling through it, completely failing," she says.
After discovering BoxBrownie.com, she could send her images off for professional editing instead.
"The difference was night and day. Absolutely transformative."

The workflow also made professional-looking photography more accessible. Heather estimates that staging, styling and professionally photographing a four-bedroom property can cost around $2,500. Using her iPhone, SnapSnapSnap and BoxBrownie.com, she can handle the photography herself for around $200.
But for Heather, the biggest advantage isn't simply the cost. It's the flexibility to update a listing when it needs it.
Update the listing, not the entire shoot
For a property manager, the ability to update individual images rather than organise an entirely new shoot changes the economics and logistics of property photography.
If an owner changes the furniture in one room, for example, Heather can photograph that area herself and replace the relevant images. There's no need to coordinate another photographer, stage the entire property or pay for photography that isn't actually needed.
"Some of these properties I've photographed four or five times already," Heather says.
That repeatability is particularly valuable across a growing portfolio. At one point, Heather had 22 properties scheduled for updated photography, allowing her to work through the portfolio and refresh images as needed rather than treating every update as a major production.
For short-stay accommodation, where guests rely heavily on listing photography to understand what they're booking, keeping those images accurate matters.
Making the hero image earn the click
Keeping listings current is one part of the equation. Making them stand out is another.
In a competitive destination like Park City, Heather knows the first image needs to work hard.
"When my two-bedroom condo in Park City is competing with hundreds of other two-bedroom condos, I need that first image to catch attention."
That's where Heather particularly values BoxBrownie's editing capabilities, including sky replacement.
She has a selection of favourite skies saved, including real Utah sunsets, which she can use when the conditions on shoot day don't showcase the property at its best.

The key is keeping the result believable. Heather pays close attention to how an edited sky interacts with reflections in windows, pools and other surfaces, and can choose a more subtle edit when a dramatic sky doesn't suit the property.
"The point of editing isn't to change the property. It's to enhance what's already there."
Bringing naturally dark spaces to life
SnapSnapSnap's bracketing technology is another important part of Heather's workflow.
Sometimes vacation rentals can contain naturally dark rooms, particularly properties surrounded by trees or with limited natural light. Capturing bracketed images gives the editing process more information to work with, helping Heather produce images that retain the depth and character of the space while bringing out more detail.
Combined with BoxBrownie's Image Enhancement, the process gives Heather a way to produce polished listing imagery without needing to recreate professional lighting conditions herself.

The details matter
For Heather, professional editing isn't about making every image look dramatically different. It's about making thoughtful adjustments that help the property present at its best.
That might mean a carefully selected sky, a brighter interior or subtle adjustments that make an image feel more inviting while still looking natural.
Those details matter because the goal is for the finished image to feel like an accurate representation of the property, not an unrealistic version of it.
It's an approach that has also resonated with StayLuxe owners.
"We consistently get rave reviews from owners," Heather says. "They love the photos. They're usually in awe."
A photography workflow built for short-stay
For StayLuxe Properties, the value of SnapSnapSnap isn't just that Heather can take professional-quality photos with her phone.
It's that she can keep doing it as her properties evolve.
The workflow is simple: capture the updated area, submit the images to BoxBrownie.com for professional editing, and replace the affected listing photos.
There's no need to wait for a photographer's availability or pay for another full shoot just because a handful of things have changed.
And because photography is part of StayLuxe's management service, Heather can make those updates herself while maintaining the polished presentation her owners expect.
For a property manager building a carefully curated portfolio, that combination of flexibility, professional editing and control has become an important part of the way she works.
Heather didn't set out to become a full-time property photographer. She found a workflow that lets her take control of the photography when she needs to, without compromising on the finished result.
"I'm pretty sure every single photo on my website has been edited by BoxBrownie."
