Why Lawn Appearance Matters (And Why Ethics Matter More)
Photos are often the first showing for every property. In the U.S., NAR research shows most buyers start their search online, and photos are the most valuable content they rely on.
With visibility comes responsibility. Across the U.S., truth-in-advertising laws, MLS rules, and, for REALTORS®, the NAR Code of Ethics all require that marketing—including property photos — be truthful and not misleading. Globally, similar principles apply. Agents must avoid misrepresentation and clearly disclose edits according to local regulations.
What Your MLS Expects on Edited Photos
Multiple Listing Services (MLS) guidelines vary. Some are more permissive while others prohibit exterior edits, including lawns, even with disclosure.
Some MLSs may require on-image labels and a matching “as-is” photo. If this is the case for your MLS, a non-edited photo should be included alongside the altered version in your listing.
Many MLSs allow virtual edits if disclosure is included. You can request disclaimer text to be added to any of our photo edits under the “Additional Information” section. Our Virtual Staging edit has a specific “Disclaimer Text” section for this purpose as well.

So…Is Lawn Repair/Replacement “Ethical”?
The short answer is yes – but only when used to show realistic potential with transparency. Correcting seasonal browning, repairing thin patches, or enhancing sections that weren’t captured well on camera can help buyers visualize ordinary, achievable conditions of the property.
However, it becomes unethical when used to mislead or done without clear disclosure. Ethical, compliant use requires avoiding blatant misrepresentation and following your MLS or local regulatory requirements.

Practical Dos and Don’ts for Lawn Edits
Do:
- Check your MLS or local association regulations. Look for guidance on “virtually staged,” “altered,” or “enhanced” photos, as well as any rules specific to exteriors. Requirements can vary widely, so always confirm before posting.
- Disclose clearly. Many MLSs require disclaimers such as “Virtually Staged” or “Digitally Enhanced” in the photo description and sometimes on the image itself. Some also require an unaltered companion photo.
- Keep edits cosmetic. Color adjustments or subtle lawn repairs are safer than full replacements and better reflect the property’s actual condition.
- Include an unedited exterior image. Buyers should be able to see the property’s actual condition. Several MLSs encourage or require this alongside edited images.
Don’t:
- Add what isn’t possible. No changing lot features, no fabricating views, lighting, or permanent elements. Many MLSs explicitly prohibit this.
- Hide defects. Removing or disguising issues to mislead buyers violates MLS rules, truth-in-advertising standards, and ethical obligations.
